Types of tinyhouses
Tiny houses are small but have all the necessities for a comfortable life. The advantage of a Tiny house is that they can be moved. Especially in regard to the latter, a tiny house should not be confused with a chalet or mobile home.
There are 3 types of Tiny Houses. There are two types of Tiny Houses on wheels, namely on a trailer and on an undercarriage of an agricultural vehicle, and there are Tiny Houses that are not on wheels. A Tiny House on a trailer can be transported fairly easily behind a car with a tow bar. A Tiny House on a chassis of an agricultural vehicle can be transported with a Tractor. A Tiny House that is not on wheels should be transported on a flatbed trailer. Below we explain more about how to transport both types of Tiny houses.
Transporting a Tiny House on a Trailer
A Tiny House on wheels can be transported by car with a trailer. To drive a Tiny House you will almost always need a BE driver's license, since a Tiny House actually always weighs more than 750kg. See also the diagram for this. A Tiny House on wheels must therefore also meet the following requirements, otherwise it may not be transported behind a car on the road:
- Max 3,500 kg;
- Max 255cm wide, unless the Tiny House can be detached from the trailer then it can be 300cm wide;
- Max 400cm high;
- Max 12m long
In addition, we always recommend doing the RDW check to see what the maximum weight your car is allowed to tow is.

The bigger advantage of a Tiny House on a trailer is that you can drive it anywhere with a car. A Tiny House on a trailer does tend to be slightly more expensive than a Tiny House that is not on wheels.
As mentioned, a Tiny House is almost always heavier than 750kg. For this reason, the trailer will have to have its own license plate to be allowed on public roads.
Prepare well if you plan to move your Tiny house by road. Here are some tips below:
- Tiny Houses are, heavy. Make sure you have a car that can and does pull the weight.
- Drive very quietly! Tiny Houses are built less aerodynamically than, say, a caravan but often a lot heavier. Because of this, road handling is really much less good. So be very careful here.
- Check the trailer's lighting beforehand.
- Get as much out of the Tiny House as possible. This is to ensure that it is extra light and to prevent damage by keeping things in the Tiny House from sliding around during the ride.
Do you have doubts about whether it is safe to do the transportation yourself? Don't take chances and have a professional do it.
Transportation of a Tiny House on the undercarriage of an agricultural vehicle.
The undercarriage of a farm vehicle can handle much more weight than a trailer. So this offers a solution if you want to build a larger and heavier Tiny House. 3500 kg, the maximum for behind a trailer, may seem a lot, but in practice you see that a Tiny House will soon be a lot heavier. The disadvantage of this, however, is that your Tiny House cannot be towed by car, but must be moved by tractor. A Tiny house on the undercarriage of an agricultural vehicle must meet the following requirements:
- Max 10,000 kg.
- Max 300 cm wide
- Max 400 cm high
- Max 12m long
With this, a maximum of 25 km/h may be driven. Another disadvantage compared to a tiny house on a regular trailer, is the height of the undercarriage. This rises to 115cm. Because of this, the actual house must be lower, as you cannot exceed 400cm in total. There are also trailers that are a lot lower or work with a hydraulic elevator system that can provide a solution for this.

Transportation of and Tiny House without wheels
Transporting a Tiny House without wheels is obviously not as easy as one with wheels, but it is certainly doable with a (semi) flatbed trailer. A Tiny House without wheels is the best option for an owner who plans to rarely change the location of his Tiny House. When making a Tiny House with wheels, a lot of money goes into the trailer or farm vehicle undercarriage, which you save with a "fixed" Tiny House.
The screw foundation
As a foundation for a Tiny House you can choose a so-called screw foundation. This means that you screw the house into the ground with stainless steel screw piles between 80 and 200 cm. The advantage is that this is light and easy to move again. In addition, it is a cheap option.
Foundation with stelcon plates
Another option for founding a Tiny House is with thick concrete tiles, called stelcon plates. However, this is very heavy: a 200 x 200 cm stelcon plate weighs 1,000kg. So in this case, no foundation is driven into the ground, but the cottage simply stands on the concrete tiles that are laid down somewhere.
Transport with a (semi-)low loader
The maximum dimensions that can be transported with a flatbed trailer are:
- Max 27,000 kg
- Max 350 cm wide
- Max 400 cm high
- Max 15 meters long.
A flatbed trailer goes flat over the ground, sometimes even less than 40cm. This allows the Tiny House itself to be a lot higher than a Tiny house on wheels, since the trailer is already a lot higher. So there are two major advantages to a "fixed" Tiny House:
- It's a lot more cost-effective because you don't have to buy an expensive trailer
- There are far fewer weight and size restrictions.
However, there is also one drawback to a fixed Tiny house that is not on wheels:
- It is a lot more expensive and more difficult to move the Tiny house.
Transporting a Tiny House without wheels costs approximately between €150 and €200 per hour with a flatbed trailer. It also requires a lot more preparation and planning than moving a Tiny House with wheels. So if you are planning to purchase a Tiny House, ask yourself the question: how often do I want to move my Tiny House?
Having a Tiny House transported
If you have a Tiny House on wheels, you can usually do the transportation yourself, but you may still prefer to have it done by a professional. Due to the often large size and high weight, this will have to be a special transportation company.
If your Tiny House is not on wheels then you do need to have it done by a transport company. In either case, you can fill out the form below and affiliated professionals will contact you. When you place an application please keep the following points in mind:
- Is the company doing the job professional and experienced? Always look up the company in our business directory to check its licenses;
- Make good arrangements in advance about the price. An hourly rate is common for such transports;
- Make arrangements for completion and delivery: who is responsible for disconnecting and connecting the cottage?
- Clearly indicate in the description where the cottage is to be picked up and delivered. Is the loading or unloading location easily accessible for a flatbed truck?
